Our trained, experienced, and qualified electricians can provide a range of landlord services including fitting mains powered smoke alarms, Domestic Electrical Installation Condition Report (EICR) and Portable Appliance Testing (PAT).
It is a legal requirement for landlords to provide an EICR to their existing or new tenants, which needs to be carried out by a qualified electrician every 5 years, or with each change of tenancy.
An EICR – Electrical Inspection Condition Report, is a report created from an in-depth inspection of your property’s electrical systems and installation.
Any property can have an EICR which assess the competency of the fixed electrics by three different categories;
- C1 - Indicates that danger exists and will need immediate attention
- C2 - Indicates that there is the potential for danger and advises urgent attention
- C3 - Indicates that the electrics pose no danger but still recommends the improvement of the electrical system
On completion of the EICR the Electrician will provide a report with the safety grading of all the fixed electrics across the property.
The report will clearly identify any remedial works which are required or recommended to meet electrical regulations resulting in either a satisfactory or unsatisfactory report.
Should there be mandatory or recommended remedial work, we will let you know immediately and provide a quotation based on our findings.
Landlords must carry out repairs identified within 28 days of the inspection and give the written confirmation of the completed works to the tenants living in the property.
If a critical issue is identified we will insist that it is fixed sooner than 28 days as the faults identified with an unsatisfactory electrical certificate may endanger the tenants if not fixed.
If your property is vacant, you must repair any faults identified before you move new tenants in.
